Will you price a property before I buy it?
Yes. We walk properties for investor clients during due diligence and provide a scope and budget you can underwrite against. It's the single most useful thing we do for developers, and it's how most of our repeat relationships start.
How fast can you turn a flip?
A cosmetic renovation typically runs six to ten weeks. A full gut with kitchen, baths, systems, and flooring is generally three to five months. Structural changes or additions extend that. We build the schedule around your carrying costs and hold to it.
Do you work with agents preparing a listing?
Regularly. Pre-sale work is usually targeted and fast — kitchen and bath updates, flooring, paint, lighting, and curb appeal — scoped specifically to move the listing price rather than to renovate comprehensively.
Can you handle unpermitted work or open permits?
Yes. We regularly legalize unpermitted additions and conversions and close out open permits so a property can transact cleanly. We'll assess what's involved during the initial walkthrough.
