Real Estate Development
in Greater Los Angeles

For investors and agents, construction is a line item on a pro forma. We build to the number and the date — because on an investment property, a schedule slip is a carrying-cost problem, not an inconvenience.

Overview

Real Estate Development done properly, start to finish

We've worked with Los Angeles developers, flippers, and listing agents for over a decade, and the priorities are different from an owner-occupied remodel. Every week on site costs money. Every dollar of finish has to justify itself at resale. Scope creep is the enemy. What matters is an accurate number before close of escrow and a crew that hits the date.

That's how we run investment work: pre-purchase walkthroughs and scope pricing so you can underwrite accurately, an itemized fixed budget, a schedule built around your carrying costs, and finish selections chosen for what they return in your target comp range rather than what looks impressive in a showroom.

Scope of Work

How We Support Investors and Agents

Pre-purchase scope review

We walk the property before you close and price the work, so your offer is based on a real construction number.

Value-engineered scope

Every line evaluated against your target comps — we'll tell you where spend returns and where it doesn't.

Full renovation & rebuild

Cosmetic refreshes through complete gut rebuilds, plus ADU additions to increase rentable units and income.

Pre-sale improvements

Fast, targeted work for agents preparing a listing — kitchens, baths, flooring, paint, and curb appeal.

Permits & compliance

Legalizing unpermitted square footage and clearing open permits so the property closes clean.

Schedule discipline

Sequenced trades and materials ordered up front, because every extra week is carrying cost.

Common Questions

Real Estate Development FAQ

Will you price a property before I buy it?

Yes. We walk properties for investor clients during due diligence and provide a scope and budget you can underwrite against. It's the single most useful thing we do for developers, and it's how most of our repeat relationships start.

How fast can you turn a flip?

A cosmetic renovation typically runs six to ten weeks. A full gut with kitchen, baths, systems, and flooring is generally three to five months. Structural changes or additions extend that. We build the schedule around your carrying costs and hold to it.

Do you work with agents preparing a listing?

Regularly. Pre-sale work is usually targeted and fast — kitchen and bath updates, flooring, paint, lighting, and curb appeal — scoped specifically to move the listing price rather than to renovate comprehensively.

Can you handle unpermitted work or open permits?

Yes. We regularly legalize unpermitted additions and conversions and close out open permits so a property can transact cleanly. We'll assess what's involved during the initial walkthrough.

Do you build ADUs on investment properties?

Yes, and it's one of the strongest value plays in the LA market right now. Adding a garage-conversion or ground-up ADU creates a second income stream and increases the property's value well beyond the construction cost on most lots.
