Garage Conversion to ADU
in Greater Los Angeles
An underused garage is the cheapest square footage you own. Converting it into a permitted ADU turns storage space into a rental-ready living unit — without giving up an inch of your yard.
Garage Conversion to ADU done properly, start to finish
A garage conversion is the fastest, most cost-effective path to an ADU because the hardest parts already exist: the foundation, the walls, and the roof. The work is making that shell habitable — insulation and ventilation, egress windows, a full kitchen and bathroom, upgraded electrical service, and heating and cooling — all built to California's ADU standards and passed through inspection.
We've converted garages into studios, one-bedroom, and two-bedroom units across the San Fernando Valley and the Westside. State ADU law has streamlined approvals dramatically, and we know how to move a conversion through the City and County of Los Angeles without surprises. You get one itemized proposal, one schedule, and a unit that's legal to rent from day one.

Garage Conversion to ADU FAQ
How long does a garage conversion to ADU take?
Design and city permits typically take two to three months, and construction runs three to four months once permits are issued. Because the foundation, walls, and roof already exist, a conversion is the fastest ADU you can build.
Do I have to replace the parking I lose?
In most cases no. California ADU law generally waives replacement parking when a garage is converted to an ADU, though specific conditions apply by lot and jurisdiction. We confirm exactly what applies to your property during the feasibility review.
How big a unit can I get out of my garage?
A standard two-car garage yields a comfortable studio or compact one-bedroom of roughly 400 square feet. Expanding beyond the existing footprint is often possible and turns the same project into a full one- or two-bedroom unit.
Can I legally rent the converted unit?
Yes. A permitted garage-conversion ADU can be rented long-term (rentals of 30 days or more, per Los Angeles rules). That rental income is the reason conversions are one of the strongest investments available to LA homeowners.
Does the ADU need its own utilities?
Usually the unit runs off your existing services with an upgraded panel and, where needed, new plumbing connections. A separate meter is optional in most cases — we'll walk you through the tradeoffs during design.
